Record Rs 271 crore single-unit deal for Gurgaon penthouse |
NEW DELHI: In one of the most expensive single unit apartment deals, an entrepreneur has bought a penthouse at DLF’s The Dahlias for Rs 271 crore. This, according to the reality major, is among India’s costliest residential deals on a per-square-foot basis. “The penthouse has a 17,200 sq ft super area and 10,500 sq ft carpet area, translating to about Rs 1.58 lakh per sq ft on super area and nearly Rs 2.6 lakh per sq ft on carpet area,” it said. Two people aware of the transaction said the deal makes it the costliest single-unit residential transaction in the country.The Rs 271 crore buy has been made by entrepreneur Manav Sardana, who was associated with Imperial Auto, acquired by global private equity firm Warburg Pincus. At nearly Rs 2.6 lakh per sq ft on carpet area, his deal has put Gurugram close to some of the most expensive Mumbai residential transactions on a single-unit, per-square-foot basis.Mumbai has the highest residential prices in India, with transactions in Worli and other prime locations crossing Rs 2 lakh per sq ft. The financial capital has seen some mega transactions, including Leena Gandhi Tewari’s roughly Rs 639-crore purchase of two sea-facing duplexes at Naman Xana in Worli and J P Taparia’s Rs 369-crore acquisition of a 27,160 sq ft triplex at Malabar Hill. There have also been other transactions in the Rs 180–200-crore range.“The significance of the Dahlias transaction lies in its combination of Rs 271 crore as a single ticket and nearly Rs 2.6 lakh per sq ft on carpet area — a pricing level traditionally associated with Mumbai’s most tightly held trophy addresses,” said realty industry insiders.Before The Dahlias, DLF’s The Camellias had firmly placed Gurgaon on India’s luxury real estate market. In Dec 2024, entrepreneur Rishi Parti acquired a 16,290 sq ft penthouse at The Camellias for Rs 190 crore, at about Rs 1.8 lakh per sq ft on carpet area.Comprising 420 residences across 29 levels and eight towers, The Dahlias has been positioned by DLF as one of its most ambitious super-luxury residential developments, with the project value at more than Rs 40,000 crore. DLF MD and chief business officer Aakash Ohri had recently said about 34 units had been sold in the preceding quarter and the project was approximately 65% sold. Price realisation had crossed Rs 1 lakh per sq ft, with higher floors touching around Rs 1.20 lakh per sq ft on super area. Ohri said that 25–30% of the company’s business is now coming from the rest of India and overseas, including NRIs.
