248 property deals done on day 1 of ‘Anywhere Registration’ system | Chennai News
Chennai: Tamil Nadu’s new presenceless property registration system was kicked off on Monday, with around 248 first-sale registrations of apartments and plots completed online.The ‘Anywhere Registration’ system, which became mandatory from Aug 17 for specified first-sale transactions, allows builders and developers to submit registration documents online without buyers or sellers having to visit a sub-registrar office (SRO). The move is aimed at reducing footfall at SROs, cutting waiting time and limiting physical interface in the registration process.“Out of the 248, 123 were plots and the remaining were flats,” said an official from the registration department.Under the new system, builders and developers create dedicated logins and upload sale documents and details of the parties involved. Aadhaar-based biometric authentication, including fingerprint and iris verification, is used to establish the identity of the parties. The application is then accessed by the concerned SRO, which scrutinises the documents and processes the registration. If additional information is sought, applicants can respond online. Digitally signed registered documents and receipts are subsequently made available online.The first phase covers the first sale of plots by developers and apartments by builders, along with certain linked mortgage transactions. “As of now, memorandum of deposit of title deed (MOD/MODT) can be done online or physically at SROs. We will make this fully online as well,” said D Logesh Tamilselvan, minister for commercial taxes and registration.
