The main aim of the expansion is to address land shortage. Noida has developed into a major industrial, technology and commercial hub since its establishment in 1976. However, increasing demand for industrial plots and business space has put pressure on the availability of land in the existing city. As per report, around 90% of Noida’s area has already been developed. There’s now limited scope for further expansion within its existing boundaries. The proposed New Noida project is intended to accommodate new industrial activity and provide space for future investment.Part of the Dadri-Noida-Ghaziabad Investment Region (DNGIR)The project is part of the Dadri-Noida-Ghaziabad Investment Region (DNGIR). It is planned across areas in Gautam Buddha Nagar and neighbouring Bulandshahr district. The Noida Authority approved the draft Master Plan 2041 for New Noida in 2023, paving the way for the proposed acquisition of approximately 21,000 hectares, according to an official document.Focus on Industrial and commercial real estate

According to reports, around 120 projects involving investments of nearly Rs 35,000 crore are expected to be taken forward at the upcoming fifth ground-breaking ceremony. The projects cover data centres, electronics manufacturing, commercial real estate, logistics and institutional development. For the real estate sector, the proposed industrial expansion could create demand for manufacturing facilities, industrial plots, warehouses and logistics parks. Companies setting up operations may also require office space and supporting commercial infrastructure. The expansion project also has an employment target of 5–6 lakh jobs by 2030.Three proposed metro corridorsAnother interesting fact about the project is connectivity. Reports also suggest that three proposed Metro corridors could strengthen links between Noida and prime destinations across the wider NCR. These include the multimodal transport hub at Bodaki, Botanical Garden and Gaur City via Char Murti.Additional construction in existing Noida under considerationThe Uttar Pradesh government is considering policy options to permit additional floor area ratio (FAR) in existing Noida. FAR determines the permissible built-up floor area on a plot relative to its size. An increase, if approved, could allow more construction on eligible plots, subject to applicable planning regulations and other clearances. However, the proposal remains under consideration. What the expansion could mean for property buyers and investors
Noida City Real Estate
For homebuyers, the location of employment centres, access to public transport, civic amenities and the delivery of infrastructure will be important factors. Investors should distinguish between approved development plans, proposed infrastructure and projects that have actually been completed. The coming years will determine whether the proposed development delivers the employment, connectivity and real estate opportunities.
